Selling
Thinking about selling?
We make direct offers on Texas mineral, royalty and overriding royalty interests. You deal with the buyer. No auction, no broker and no commission.
How selling worksConsulting
Have questions first?
We help mineral owners and families understand what they have and what their options are. Operators and other companies are welcome to ask, too.
How consulting worksWe buy mineral and royalty interests in Texas.
Producing or not, a whole tract or a small fraction. We buy for our own account, so the person you talk to is the buyer.
What we buy
- Mineral interests, leased or unleased
- Royalty interests, including NPRIs
- Overriding royalty interests
- Small non-operated working interests, case by case
Where we're a good fit
- Inherited interests, including estates that were never probated
- Royalties held in suspense because of a title problem
- Small decimals other buyers pass on
- Old family interests nobody has looked at in years
A messy chain of title doesn't scare us off.
How a sale works
Tell us what you have.
A check stub, division order, lease or deed is enough to start. If all you know is the county and whose name it's in, that works too.
We do the research.
We run the title and look at production and leasing activity around your interest, at no cost to you.
You get a written offer.
It states the price and exactly which interest you'd be selling, and it comes with the deed you'd sign. Take your time and show it to family or your own attorney.
Close and get paid.
Once title checks out, you sign the deed in front of a notary and get paid. We record the deed and handle the paperwork with the operator.
No fees and no commission. If you decide not to sell, you owe nothing.
A landman on your side of the table.
Owning minerals comes with questions, whether it's a lease offer, a royalty check, a family estate or a letter from a buyer. We'll help you understand what you have and what your options are.
How it works
Tell us what's going on. We'll let you know whether we can help and what it would cost before any work starts.
Not a mineral owner?
Consulting isn't limited to owners and families. Operators and other companies are welcome to reach out and tell us what they need.
The areas we know best
Most of our experience is in the Permian's Midland and Delaware Basins, the Eagle Ford in South Texas, the Barnett around Fort Worth, the Haynesville along the Louisiana line, and the rest of East Texas. We're glad to look at interests anywhere in Texas.

Who you'll be working with
I'm Zach, and Bulldog Land Services, LLC is my company. I'm a Certified Petroleum Landman and a member of the American Association of Professional Landmen, with more than fifteen years in Texas title.
Most of that time has been spent in the county records working out who owns what, much of it in the Midland and Delaware Basins and a good share in East Texas. That experience is behind every conversation and every offer we make.
When you reach out, you'll hear back from me. No call center and no sales team.

Common questions
- Do I have to sell to hire you as a consultant?
- No. Consulting and buying are separate. If you hire us to consult on an interest, we won't make an offer on it.
- What does consulting cost?
- It depends on what you need. We'll tell you the cost before any work starts.
- What does it cost to get an offer?
- Nothing. The research is on us, and there are no fees or commissions if you sell.
- Are you a lawyer?
- No. We're landmen, not attorneys, so we don't give legal or tax advice or issue title opinions. When a question needs an attorney, we'll say so and work alongside yours.
- What should I have ready if I'm thinking about selling?
- Whatever you have: a recent check stub, a division order, a lease or a deed. The county, the legal description and the owner's name as it appears in the records help the most.
- How long does a sale take?
- It depends on the title. A clean interest can move quickly. One that needs curative work takes longer, and we'll keep you posted on where it stands.
- Do you work outside Texas?
- Our focus is Texas. If you have an interest in another state, ask and we'll tell you whether we can help.
- Will you pressure me to sell?
- No. Offers come in writing, and you can take as long as you need to talk it over with family or your own advisor.
Tell us what you're working with.
A few details about the interest or the question are plenty. The county, the operator or a recent check stub all help.
